Innovative design approach to combined retail and residential includes a narrow 16' gap.  Ground floor is set into a narrow ground floor band, offset from the north to allow access to the public parking at the rear.  The residential suite rises in staggered modules from the 2nd and 3rd floors.  The offset and staggered approach provides maximum day lighting and exposure in an otherwise cramped urban infil site.
